Nestled in between the beautiful coastal shores and majestic mountains of Santa Barbara, the Hidden Valley is the ideal family neighborhood. Located off Modoc and Las Positas the Hidden Valley boasts a very private low traffic profile while also being close enough to access the finest Santa Barbara City has to offer. Hidden Valley is almost entirely developed. The southern and eastern portion is zoned and developed to single-family residential use while the northwesterly area is zoned and completely developed for R- 2 purposes. The General Plan reflects this existing land use with density classifications of five dwelling units to the acre and twelve dwelling units per acre over the single-family and two-family areas respectively.
